Using two different PMs...both seem alright but I'd wait a year before recommending them to anybody.I also believe we purchased low with decent built-in equity, and although it's only been a couple months, I base this opinion on my constant scouring for deals every single day.

I've also heard using the purchase price minus the land value as the cost basis.Residential is depreciated at 27.5 years and the other capital assets you may need to scoure the IRS site for the depreciated years.

In my personal opinion, If after you've scoured ebay and the internet for information on whatever path you want to take with you real estate investing, you still think you need to spend THOUSANDS of dollars on Guru's training programs, then I believe this business isn't for you and your procrastinating.

Scoured craigslist and spoke with 22 contractors plus local tile installing companies (and Home Depot) and found a guy who is doing the entire, straight lay (simple pattern) for the house for $2,300.00, around $1.92 per square foot installed.

Well, today I was looking into referenceusa at my library and noticed they scour for email addresses for an extra charge(per individual user, not library, I believe), so I may try that.
