I know that other STR experts in the area think Ohio City is over saturated, generally. 

Watch out for market saturation, competition, and ensure you find reliable cash buyers for smooth transactions.

How saturated is it getting?  

Not finding 1% in columbus is obvious, you have the most investor saturated market in America and wondering why you can't find intrinsic. 

The good news is that you are working in a market that is not as saturated as Fix and Flip houses.

I know San Diego may seem more saturated but the occupancy rate there is still very high. 

So, technically I do not believe we are saturated “overall” in the Smokys but we have gone back to 2019 numbers, where a basic old style cabin 2 bedroom with a slight view does 40-60k per year gross.  

I would stay away from the duplex, Cleveland is so saturated with them.

I would also consider GA, but that market is pretty saturated right now, so it would be hard to really do it effectively in the time frame that a 1031 would require. 

The markets are over saturated and most of the properties all look the same.
