part of the issue I see many face is they want to super size and do it now.. and the only way they can do that is to take on massive debt.. 

The problem/challenge you face is determining what parts of the building elements you own and how much to insured them for. 

@Matthew Sloan hey Matthew, as a State Farm agent here in Kentucky, the majority of claims I see my investor customers face is liability claims.

If you could do your cash out in 12 months, I think you would be in a better position for hard money.The second obstetrical you will face is that the units are a ways from Charlotte the next closes population center of 100k or more.

Plus Class C and no experience is hugely risky in my mind. that on its face is a highly transient tenant base and credit risks from tenants.. you may want to partner with an experienced operator first few times out..

@Robert ClementMe personally don't accept partial payment.The problem you may face is if the judge will agree to make a payment plan which is not a bad thing if the tenant keeps the place in a good shape.I would talk to the tenant and explain the situation and set your expectations with them, if they don't pay in full i would proceed with the eviction.
