Invite all the agents from your office, all the agents you know and have dealt with previously, and all the brokers that showed the property initially.As for the smell, a fresh coat of paint and a thorough cleaning of any rugs/carpets plus the kitchen area will help.

I feel like they can buy and take there area rugs with them when they leave.  

There are some renters of these duplexes who prefer carpet, but if they were a good prospect, I'd get them a rug.

I put down a rug and some fake flowers around. 

We scrambled around town looking for deals and using a few personal items, like a bedroom set with an old mattress the we repurposed for the staging with new linens, some new items like a sectional and table, and rugs and accessories we borrowed and bought.

There are lot's of people that have horrible relationships and just sweep things under the rug and put on a façade.
