Should I go to hard money lenders for the rest or keep looking for more Private money?

Many of the contractors in SoCal tend to do high end restoration and are not focused on more economical remodels.  

Once you refinance the house or otherwise pay off the mortgage, you must apply fore restoration of your benefits.  

Alright, I have tried to massage my way through this and politely explain the difficulty with Quit Claim deeds in Texas which you obviously know nothing about.

Can anyone refer me to any investment groups/individuals who in Massachusetts has an interest in restoring old Mill buildings for Commercial/Residential zoning?

Not having to live through the restoration process of sanding, staining and poly is a plus too, but I am not sure this is the right choice since hardwoods are higher value than LVT.

The crap repairs post earthquake plus the lack of restoration make it high risk.
