I'll say that again: capex often exceeds cash flow over time.

There are houses that can be lived in and fixed up, or turned into multi-unit spaces (such as terraced houses with converted 'stables' at the back) for living in and earning income at the same time.

If your goal is long-term wealth with minimal effort, LTRs are the best place to start, allowing you to scale without making real estate your full-time job.

A cheap place to get to and stay, with good weather and plenty to do, especially for spouses/family that may be less interested in real estate.
