The setup and ongoing fees will likely be higher but you'll be able to leverage the account to buy RE so it's a tradeoff like anything else.Happy researching!

Question:Should I approach the seller directly or go through a RE agent?

When your tenants dont pay and your borrowers cant refi and your banks call your loans ( like we see happening RIGHT NOW in the MF space) projects and RE gets lost and investors get wiped out ..

Currently scheduled to close on my first triplex next month and excited to connect with other RE professionals in the area to help me along. 

FidelFidel,When I saw your question I got interested as most Canadian investors are rather running away (or pausing) from investing in RE in Canada.But to help in your journey, here's what I can share mostly from either my personal experience or discussion with relevant professionals. 

Get a different & hopefully better asset, and re-strategize.

One of the big ways you make $ in RE is when you buy - the equity capture when you buy a good deal.

Exactly if its a hot deal cash just means you beat out the next guy who needs financing does not mean deep discount .. at least in markets were RE is sought after.

There is nothing magical about RE and nothing is secret.. the only thing I see that has really changed is how information is disseminated and transferred out to the public..
