Development is basically a value-add proposition.

That is not to say none of their customers/tenants care about sustainability, but it is much harder to sell the value proposition in those situations.

Actually this measure stands to provide significant benefit to rental property owners as they are specifically exempted in the proposition and a large portion of the tax funds will be invested in local schools, which over time will increase property values.

I recommend taking it slow while at the same time have a very specific value proposition in mind. 

You have to have a value proposition about what you bring to the table in order to find a mentor.

Your best bet will likely be partnering on deals, where others bring the funding and you bring a different value proposition.

But all that being said no, I haven’t seen a school quality price effect here. the Sheldon Adelson School over in Summerlin does create some value propositions for those homes in close proximity from what i see although I doubt it would be as much as say a high ranking public school.. 

Doing away with a pool is an expensive proposition and in many cases could approach $10k.

There is such a lack of inventory with real value add propositions in many areas, so it is likely that the property will attract many investors.
