To me “legitimate” wholesaling can be done a number of ways, none of which seem to be promoted by the popular gurus promoting wholesaling.  

You will burn through several of each before you settle on a more permanent person, and even then they can disappoint at any time.2.

Unfortunately this seems to be the norm with many of the gurus and seminar/webinar promoters. 

@Brandon Weis when it comes to PMCs, you'll find two main camps here on BP:1) Hardcore DIY landlords that think & promote EVERYONE should DIY manage. - Many are okay and actually understand DIY PM is not for everyone, but there are some that only have negative comments about PMCs.2) Owners & PMCs that promote hiring professionals.- Some PMC members are only here to promote themselves and don't offer much of value.

They rather burn the house to the ground than sell it.And none of it is relevant.

Syndicator is burned if they commit to one LP and then investment committee kills deal.  

If you poke around on BP you will find story after story from OOS investors that decided to self-manage, got burned, and now are asking for help.
