hello,I am new to the forum but have been listening to BiggerPockets for awhile now, and have been having a hard time figuring out a successful route on developing a multifamily project on a property my family owns. the last couple of years there were develops that purchased three properties in our back yard and they are looking to develop a pretty good size multifamily units and now my parents are worried about privacy when that happens.

With the new laws (starting this year all LLC owners have to report their owners/beneficiaries) there will be no privacy.

I am not aware of any privacy laws regarding what can and cannot be shared, but the best advice I can suggest is to only provide information that can be supported with written evidence.

Unless the property is really special (boutique hotel experience) I would think MTR or STR rents are not going to be as high as for an equivalent SF property because you lose the upside of the privacy and gain the downside of shared walls, noisy neighbors and everything else that goes along with multi-family.

The next demographic cycle, in my humble opinion will actually cause more people to buy homes for privacy and cleanliness reasons (I know I am going out on a limb here saying that), but we also still have a shortage of apartments until 2030~ or so.

This amounts to lost opportunity because if you had purchased RE, at the closing it can start producing return.5) ADUs detract from the existing structure whether this is privacy, a garage, or just yard space. 6) this is related to the value added by the ADU, but there are many more buyers looking to purchase homes for their family than there are RE investors looking to purchase small unit count properties.
