This will be the largest bond sale in US history coming up which on top of the debt we are also running as well - if we have so much debt to sell I do not see rates going down, I think they may rise (or stay around where they are at).

The reason is the rent-to-price ratio is good so you can cash flow, and most of the West side doesn’t have a Point of sale inspection which is really annoying.

It would still be hard because it wouldn’t be a traditional 1031 unless the land alone is worth more than your sale.

As others have said a 1031 exchange, which allows for the deferral of capital gains taxes, is not applicable to properties held primarily for sale, such as a flip.If your goal is to defer taxes, you might consider holding the property as a rental for a period to qualify it as an investment property, which could then potentially be eligible for a 1031 exchange.

I'd recommend speaking with local specialists in your target market to look at multiple investment options side-to-side.Lastly, some of my clients have been encouraged to stay away from HELOCs unless they expect a lump sum (inheritance, sale of other asset, bonus, etc.) to pay off the HELOC in the next year or 2.

Selling costs would be 8-10% of the sales price but there should be an estimated proceeds sheet that would show you costs.
