Honestly Austin is not Dallas or Philly you shouldn't have many problems with crime especially if you have lived in the area in the past or have experience dealing with the population that lives there.

I would guess some wholesalers might want some proof that you actually have purchased properties in the past or have access to cash to purchase in the future, but that has not been the case from my experience yet.Good luck finding some wholesalers.

The cap rate is in line with my expectations although the current lease is up in 5 years with an option for 5 more years with 8 percent bump in rent.Simply looking for opinion from others who may have dealt with renting to the post office in the past or currently are and how comfortable you would be with them as a tenant.

The non-conforming lots "could" be a big enough issue in itself, but the only way to know for sure if is to determine is a variance was given in the past or the likelihood the city will raise a stink in the future.

Also, make sure you have a fax machine to do the rental history check, a lot of property management companies and apartment complexes are still using such methods to verify that you have proper authorization to request such information about their past or current tenant.
