They see it online, it’s nice inside, but the street it’s on is rough.

I’d suggest checking out real estate networking events (local or online) like REIAs or BiggerPockets.

I didn't invent this, it's the metrics of online media today. 

Now when your agent actually does the release then they send it to the listing agent and its is the listing agents responsibility to forward that doc to the sellers we do this all the time via docu sign or hello sign or whatever on line document system the local MLS uses.. somehow you seem to have this backwards..

This may be because (1) until recently interest rates were trending lower so if the lender is getting a higher rate on subject note than he can obtain on new note there’s no monetary incentive to call the note (2) in the past technology did not exist to identify the property transfers (ten years ago county recording docs were not online) and (3) the lenders rather collect payments than own property.  

My goal for 2025 is to expand my wholesale operations, aiming to close more deals and grow my presence in the market.

You will likely have trouble finding real estate listed online for that coast since it is really pre-development. 

So, this whole "you must live in the property for 1 year" claim that we see online seems to be completely baseless.
