My favorite for guaranteed savings is this:  Hang up the suit.

Dont read it off a piece of paper, it will sound like you're reading it and seller will hang up.

This written confirmation will give you peace of mind knowing that the loan was paid each month, and it also lets you know several months in advance if you are going to have problems because the buyer isn't paying and is therefore depleting the escrow account.And lastly, hang onto your 10k deposit and keep it handy. 

Relaxing occupancy limits seems like low hanging fruit in that effort. 

A nice touch is to provide some nice metal shower curtain hanging rings already installed on the rod and a nice translucent milky colored shower curtain that fits, brand new sitting on top of the toilet tank waiting for them when they move in- so they can take a shower and not have water go all over the floor for the first few days.
