@Jeremy Reid Some of my investor clients and investor friends have been investing in Rocky Mount and Fayetteville for better cash flow. 

They dump motor oil in your garden, what do you do?

I think for now beyond the question above I am more interested in the standard electric baseboard or wall mount systems you speak off. 

I'm not sure what county you actually mean by Willamette County (assuming you meant our Willamette Valley, which is made up of several counties) but I looked into this in Clackamas county recently and the kitchen size allowed in a 600 sq ft ADU on a 5 acre lot didn't really allow for a fully functional kitchen, more of a kitchenette or maybe motor home sized appliances.

Mainly Fayetteville or rocky mount (at least the people I know )

@Andy Gross I agree with @Jim K. on this one. doing a live-in renovation is vastly different than renovations on a timeline where you are needing people to move in quickly to help offset mounting costs.

I would go on eBay and buy a couple fake 15$ security cameras and mount them up in the corners of ceilings under them leave a sign that says overloading the machines damages the units .Then it will be at operators expense and cameras are in use to verify . 

There are currently 8 satellite dishes mounted on the asphalt shingle roof.

I know a few people who do Airbnbs in Glacier out by Mount Vernon. 

I've heard that one of the motor companies was coming to revitalize the city, but am not sure if it's true.
