I come across many properties where the owner listed in Mass Land Records is not the same listed as the owner in the Tax Assessor's office.  

Renters defaulted in mass creating loss's for undercapitalized landlords who lost homes in droves.. it all added up. 

Note: you'd have to pay for Registered Agent in RI even if you first registered in Mass., then foreign qualified in RI (Foreign LLCs still must have a Registered Agent).Additionally, forming an LLC in Mass. costs $500 by mail of $520 online.

I look for areas where others are investing in walkable streets, but the investment hasn't hit such a critical mass that I have a ton of competition for good deals.  

A tax lien state you are bidding on properties knowing that the large majority of properties will get redeemed and you will get a small percentage of properties.Most wholesalers buy lists of addresses and send out a mass mailing trying to connect directly with a motivated seller before their property goes to a public auction or gets on MLS.

If I had a way to send a mass text to all my roofers individually asking for quotes, reminding them, etc.

I currently have a working thesis of using a Mass Housing Loan on a duplex -> Refi -> 203k on a 4 unit -> Refi - 203k on a 4 unit

Should I consider putting in simpler light fixtures to appeal to the masses?
