So A gets $1k in interest at years end, B gets $500, C gets $5k. 10% is probably a bit high, but you get the picture.Another way is to structure it like a fund, where the main money men get all the profits and distributions until all their initial capital is returned, and then the money men give a big percentage to the 'sweat equity' manager guy.

Large renovations are better left to those that have plenty of experience with and a set team of contractors and repair men already that they are familiar with and trust in doing the work and staying within the budgets you set.

this is a belly to belly business.. unless you have 100's leads ... its not wise to do anything but make an appointment for a sit... then use your skills and sales techniques whether they are soft sell like Brian or hit you over the head the J Scott... but you would be amazed at the deals you make when they sounded rough on the phone and were completely different in person.I worked for 15 years shagging leads and doing in home presentations... its night and day from phone and in home.. and a really great sales men can turn someone around on a dime.

I share the properties between the providers and can gauge their performance and price.The responses are great and they cover items within the infrastructure such as AC/heater,electrical, plumbing, garage door etc.If there is anything uncovered that needs to be fixed, my broker connects me with local handy men or professionals to take care of those issues.One of the providers, https://www.ahs.com/ charges $75 per call.

There are some good wholesalers in PA and a healthy wholesaling buy pool, but it's very hard to get traction and the ones doing well in Philly are backed and national and the smaller ones are well backed as well.when you say backed  I assume you men monster budgets for marketing that it takes you know the 20 to 50k a month kind of budget.
