There are a lot of options out there.Some of the most useful items BiggerPockets members have identified are features that save time so they can spend time working on their next property.

For instance, in my private lending, I dont really give a numerical credit score much weight, but I absolutely look at the composition and history of the individual tradelines on a report if the borrower is a smaller outfit, such as a single member LLC or similar solopreneur-type operator.

It is information like this that prevent a dumb tax on members of BP. 

I have the opportunity to help a family member be part of a joint venture with them putting the down payment down.  

Also, thanks @Scott Trench for your sticky post in the new members forum; I was intimidated about posting here, but your post encouraged me to do it (and tag you)! 

If I were you, I'd pass on this property and look for something else (and I suggest a 3 BR) under $80 that you can put a little rehab into, unless insurance pays your family member a bunch of money and they accept a much lower price. 

Because the extra family members weren't on the original eviction, I had to wait another 3 months to get them out. 6 months altogether.
