We've sold over two dozen coastal and luxury Oregon Coast STR's the past three years and our entire day is invested in keeping up with the rules and regulations regarding short term vacation rental usages.

It is much more of a working-class market than Santa Fe, where historically the market has offered a wide range of housing, from entry level to luxury homes, most being in suburban style neighborhoods and large developments.

You don't want one in a luxury home but a multifamily unit should be no problem. 

I work for/with a very investor focused lender and they support many of our luxury STR and second home coastal purchases for my client's in Oregon & California and they just waived the appraisal for a $800K purchase!

The new "luxury" vinyl tiles look really quite nice.

Any thoughts on investing luxury pre-sale homes in Las Vegas, especially if you have to put a large down payment to get it started?  

My recommendation with that 5 mil play is to pursuit luxury house, this is almost no brainer.
