(d) super important, there not a 1-hit wonder, there to get a commission on a buy but with you through the entire life cycle on how to monetize it, help with PM's, vendors, ALL OF IT, everything the whole way through.

Learn the process, live through the life cycle a few times, survive some ups and downs, fail in some problems so you know what to do next time, suffer through not so good loan terms, and in the end make some money. 

Ideally I would like to partner with someone on my first deal where I can supply the capital and learn how to be an operator in this space through hands on work through the life cycle of the deal.

I think my insurance will cover a lot of the interior damages, but general life cycles of plumbing (and other) systems I believe are on the homeowner.Has anyone here had any good luck with a warranty company? 

@Phillip LebronWhen I have done this in the past, I made sure all of the major items were not near the end of their lifecycle.

Even high end furniture has a 5-7 year lifecycle before it's no longer high end and the style is approaching becoming outdated. 

Also if you look at a market where buy and hold is the focus, and as Emily Dixon has pointed out University work could be a good start, you may find a different perspective.Not to get in the middle of it ;> but you can see the contrast between short term cost analysis as I think Ryan Richard is looking at it and more of a life cycle cost analysis as a buy and hold oriented group would.Of course scale comes into play and market too, but hopefully you get what I'm trying to explain.

That's when I say of course your building is 11 years old and most of your mechanicals as well as the roof and other items will need expensive replacement in a few years and I will not see anywhere near your cash flow.They get quiet and either want to do a deal or they say I understand but I won't sell for that and hold out for a newbie sucker that doesn't have the knowledge to know the true costs of owning a building during different age life cycles.
