The only costs are hourly wages to an assistant to respond to the tenants if something comes up like a question about the online payment portal system or something else.

Just keep in mind that contractors may hesitate to attend multiple pre-inspections, especially if they lead to no work.

Hi Jessica, I would suggest getting a propstream or any other lead generation account, finding cash buyers who bought similiar properties to yours in the last 3-6 months in the area of the properties you are looking to sell, skip trace then cold call or cold texting the list. 

All the leads I've found so far have balked at either the "investment property" requirement, the "in California" requirement (or both!)

If it is a emotional support dog (basically a pet with papers they buy online, mostly to find a way to get a pet into a rental), ask for documentation from a local medical professional (NOT anything online). 

They put alot of the meetings online as well with information that comes from them.
