Hey everyone, looking for advice.We have owned a condo (3/2) for 10+ years and the market is now favorable for selling.We have had two full price offers both of which terminated during due diligence due to subtle structural damage, moisture, and rusting on the old cast iron pipes under the common building.

Like one little lot split i was doing in Lake Oswego.. we do the pre app and all the other things to get to a land use decisions ( probably 15 to 20k) and no mention of this through the whole thing. .but one of the land use conditions was to replace the old water line in the street with a 200 ft run of 8 inch ductile iron.. all for hooking up two houses.. total BS this is a major road.. the cost to do this will be significant .. so we are appealing that condition..

I just thought it ironic that here owners put in wells to save money while many other parts of the nation, the people who choose wells do so because they do not have a choice.

Ironically, it can be difficult to obtain loans for a property as an agent because lenders are leery of the self-employed with commission income, however, if you finish college, get a good W2 job, and have decent credit, lenders will line up to give you money, assuming that you are going into a field that is in demand.I admire you wanting to start investing at a young age, I wish I would have started investing in real estate in my early twenties instead of misspending my youth on debauchery.

Which is incredibly ironic because I was recently helping a fellow BP not too long ago clear up the difference between a mortage/deed of trust (depends if the state is lien, title, or even hybrid theory) and a promissory note.
