Treating this child like we treat everyone, as we hand the document to sign: "And this is the no smoking addendum, just be aware, dont allow anyone on the property to smoke here, inside or outside, its impossible to get the smell out of the house" How would you approach this?

I am an appraiser here in BC but I have found that the AMCs have made it virtually impossible to succeed financially in the field which means it cannot be a full time commitment, namely in BC where I currently live.

To give them credit, there are so many rules and regs for any county, it's impossible for the one person you happen to get on the phone to know everything.So just to be on the safe side, you probably should give them a call again to get some clarity on ALL of the requirements for renting out a basement apartment.

Without knowing how many bedrooms & bathrooms, who your target guest is and what your strategy is (rent-by-room, entire place, etc) it's impossible to answer.

It's basically impossible to get a first home here unless you have help, which is a bummer for those who aren't trust funders. $25k towards the down payment will even the playing field a bit.

There are often unexpected expenses, and you want to make sure you have enough cushion to get through those surprises.Given the current low inventory environment, I would say securing a good deal is challenging (though not impossible) in general.

Impossible to guestimate rehab costs, could vary wildly. $30K should be more than enough for fresh paint and flooring and some other odds and ends, but if you need dry wall, cabinets, countertops, mechanicals etc it could get much pricier.

Some of the assumptions appear likely as 7 inspections out of 7 all revealing major issues is not impossible, but at best unlikely.The question really is the severity of the problems that the inspection revealed.
