The Phoenix Metro area MLS (ARMLS) implemented the new forms as of August 1. 

If nobody goes along, then the law is essentially dead in the water.I imagine there could be multiple cities interested in implementing this, but there needs to be a couple municipalities who are the first to do so and test it out for everybody else.  

But, it is no different from implementing the BRRR strategy so vaunted in Biggerpockets.  

Like many (most) businesses it requires an investment of capital; money expenditure for ongoing marketing; management of operating, marketing and professional personnel; keeping accounting records and filing tax returns; established sales practices; constant monitoring of goals, budgets, and productivity; establishment and implementation of operational systems; and providing customer service.  

Keep in mind hotels have a lot more moving parts and greater liability exposure yet we as a company still did not implement what you shared.Where we as operators differed was in our the understanding of the actual risks associated with owning real estate and how to mitigate or protect against them.

Go to your local REIA and see if there are any subject matter experts in your area that teach classes or give presentations.Even when the statewide statutes are the same, they often get implemented in different ways locally, so the national courses tend to be just junk.If you are determined to spend money on a course see if you can buy off ebay or alibris or FB marketplace.Lots of misinformation on tax lien/deed investing.

the consensus among most of us in this thread is that, regardless of our viewpoint on the proposed rules, they have a pretty low chance of actually being implemented.
