This is for the hardcore veteran that is still willing to fight to make the numbers work.

You can't do better than that anywhere in the country unless you're in the hardcore ghetto, which that property is not.

Then to dial it in some more, taking another onion layer off, is a hardcore evaluation of expenses, make sure there are no tax gotchas, insurance gotchas, etc. 

I highly doubt there are very many people looking to "source" these types of finds for you though, so I would recommend asking for tips on finding these types of deals yourself and doing some hardcore wheeling and dealing! 

You would be bettor off borrowing the funds from someone else that is not a prohibited party to your deal.

I am by no means a hard core investor with dozens to hundreds of deals under my belt, but I surely will strive to achieve my own lofty goals.

I'm a hardcore competitive dude and do triathlons and all sorts of foot races.

If you are hardcore Dave Ramsey, sure-- save and do whatever you need to get yourself to zero debt.. but IMO you'll miss opportunities.
