@Rick Pozos I used West & West to do a Foreclosure for me a number of years back and they were not very friendly or happy, but maybe if I used them as much as you they would be happier to see me. :) I didn’t know they do evictions. 

Here should be your bottom line and what you should be asking yourself:  Will adding this feature make my new tenants happier and possibly stay longer if they are comfortable?  

Shoot for minimum $300-$400 per unit on your average rental property and you'll be a much happier landlord.

But you clearly have expressed your unhappiness with certain features in this unit, and I don't see any way that I would be able to make you happier about those things.

Instead of spending $50 on a new battery, I went ahead and bought the Dewalt impact/drill combo pack and couldn’t be happier.5) Water heaters can also be saved for a last minute turn on.

We thought about the vandalism angle, but decided rental monsters NOT living in the MH 'should' make the insurance co happier.

We found a great and affordable 3 bedroom home with tons of potential (unfinished 3rd floor, partly finished walkout basement) and could not be happier (especially at the killer price we get it for after some hard negotiating).

You'll be happier with the quote., again we can always run that, or if you prefer someone on the northside I see if I cannot find a referral.

Once dried out, they replaced sheetrock and repainted, evaluated the wooden floors and were able to sand and restain them (and are happier with the new color), and of course fixed the pipe/furnace.
