I happen to be renting out a unit in a high rise condo rent is 2,150-a month 2bed 2bath on the 2floor of a 30 floor building classified as A- built in 2001 with good amenities like valet, library, pool, gym, sauna, garage parking.

There is less desire on my end but for a young person, the city is the place to be.The only thing that will change that trend is if what young folks like -- bars, restaurants, activities, gyms, entertainment venues, etc., -- start to leave, then you'll see the "exodus" out.

MY SWAG - In order, most likely to be delinq (NOT default):1) Shared office2) Hotels and self-storage3) Entertainment venues (movies, gyms, concert halls, restaurants)4) Office (if there is a shrink in the econ and WFH catches on)5) Industrial (since it's shrunk pretty much)6) Multi-units (same number of people and same number of apts need a place to go). 

It also had a pool, gym and other cool amenities.

There are a couple 1bed/1bath condos in a very safe, desirable neighborhood with all the perks minus a gym.

Coffee shop, cell phone store, gym, tanning, hair salon, insurance agent, dentist, convenience store, etc.

The more liabilities it has the more the HOA should/will collect such as roofing, pools, maintenance of roads, parking, gym, etc. 

I pursued several options from starting an outdoor retail store to opening a rock climbing gym.

Repurposing each floor into spacious home suites, with indoor gardens in each home, a restaurant on an entire floor, the rooftop with a pool and gym...capital heavy but if it can be streamlined into a science, maybe its new upscale housing fir the cost of a complete interior remodel vs building a stick frame on new land out farther away from the city.
