Mobiles lose value over time vs house .I am sure you could cut your teeth on a mobile home as a rental but  will not go up value.Study up on the topic see what the numbers are there are many ways to make money ,then stash the cash move up to a house !

Let me tell you its like pulling teeth trying to get a rate and fee quote (yes I totally understand that rates change and it is dependent on a variety of asset factors) I did find one small credit union that gave me 5.25% 80 LTV 25 year amortization, 5 year ARM, and only 0.5 point fee - problem is they are restricted to certain states.

I bought a gorgeous condo in a converted building - some shady developer put lipstick on a pig, it was leaking and rotting under that beautiful, freshly painted siding.

@Bryan Hancock  I have done a few PPM's over the years and boy they are a ton of work if your just doing little ones IE 1 mil and under and just try to get a CPA to give you a full audit it can be like pulling teeth to get that done.Just seems like a ton of work to me.. but then again I am an old dog.. so everything internet related and tech related seems hard...

I saw a building right across from Met Life stadium this weekend called The Monarch that was absolutely gorgeous.
