I did Eddie Speed’ Note School training online, but at a cost of $72K for 2 years of supported access to his mutual fund of Notes, I can’t get beyond the sticker shock of Eddie’s mentoring program, but would love to do more DOT/Note deals if I can find them.

I still think looking for a TLC 2-4 unit can be a good idea to open up the ability to upgrade/renovate to speed up the equity position and tap into the ARV to pull your initial capital back out plus in most cases enough for the next down payment.

It needs to be a certain speed, certain smoothness to your due diligence and underwriting procedure, you really shouldn’t get too much into the weeds, especially when calculating monthly costs.

Hey @Tom Brown - I'd echo @Paul De Luca and recommend @Samuel Pavlovcik, but also through out @Prashanth Mahakali...both are awesome Chicago architects and good friends.Things have changed with the City of Chicago, but probably not enough...whichever architect you work with just make sure that they are self certified which can drastically speed up the process.What neighborhood is your property in?
