@Thomas Farrellmiscellaneous reactions-BRRRRs won't produce cash flow - they're an equity strategy, not a cash flow strategy-OOS BRRRR on your first deal will be incredibly difficult. 

If the deal is right you can use hard/ private money to finance the home purchase and some or all of the repairs, then do a cash out refinance to pay off your hard/private money. 

Purchase price: $550,000 Cash invested: $450,000 6 unit multi-family BRRRR.

Purchase price: $940,000 Cash invested: $250,000 I purchased a Self-Storage Facility.

Cash flow has been hampered by an increase in cost of ownership recently, specifically insurance. 

I don't currently have any investment properties, but will likely work with a turn-key property managment in the Memphis/Little Rock area.My goal is to build a good cash-flow portfolio to ease into retirement.

Some markets are better for cash flow.

Just ensure the agreement is clear and formalized.Pooling reserves across properties might make sense if you’re confident in your cash flow and other contingencies.
