If you choose to do anything regarding this cosmetic work I would suggest as have others hiring a professional and possibly splitting the cost in some fashion with the tenant.

Mexico is by far the main market for the whole area and  one of the main agents in Puerto Vallarta, one of the main markets, recently told me that every American he knows who is a pro rehabber in the US who's done a rehab there has hated it and said they'd never do it again.Hope this helps.

Ehhh my own fault.I'm deep on regional banks.I believe they are the back bone of American small business and all seem very well positioned.After reviewing many P&L's and balance sheets, I see lot's of value but time will tell.I'll either be a hero or a zero with this high risk investment.Wishing you much success and keep the dream alive

people get great joy talking doom and gloom and Armageddon.I’ve been in the RE biz since 1978 and been thru several economic and market cycles.Stagflation in the 70s, 17% home loan rates in the early 1980s, the failure of 1/3 of American Savings and Loans in the early 1990s, the dot com boom the dot com bust, the subprime crisis in 2008, Covid………I’m probably forgetting a few.
