@Ben Feder Google street view is a huge help here, also if you mark them yes/ no through a place like Redfin you'll see patterns start to emerge, as I said before a firm budget also helps, because it doesn't let you stretch fantasies too far.

The last one I did for a distressed seller facing an auction date.....4 days from listing to contract, out of 7 offers (3 day inspection 10% EM, verifiable cash to close) for $25k more than their best private “investor” offer (of 6 offers over a month), closed in 20 days because the seller needed that long.It’s a fantasy that a wholesaler can sell a property quicker, for anywhere close to the price a good agent can do it in.....don’t buy into the ignorant hype.

I also disagree that I “might have to pay the wholesalers full price the first time” when the ask price is high, the ARV is a fantasy, and the estimated repairs must include 2nd hand materials installed by undocumented labor.
