There may be an opportunity to exploit however I would by with seller financing that puts the risk of the title defects back onto the seller. 

Most just move on, learning what we can from the situation.Truth be told, a wholesaler is a speculator trying to exploit an opportunity.

I think if you are up front about it and don't try to exploit the situation, I hope you would be safe.If you come "clean" that might appreciate that and not penalize you.

If I use this kind of loan, it would be to exploit the zero down payment and maximize using "other people's money" for an investment property.

@Jd Martin  I sometimes get a serious case of shinny object syndrome.. but in real estate that can be good thing.. find a market before someone else and exploit it on the run up... there is so much more to real estate than simply buying and renting a SFR or small multi..there is a big wide world out there of opportunites..

It is the exact opposite; I, along with millions of other workers, am adapting and leveraging tech to do exponentially more work while growing my wage.Even in real estate, investors and workers are exploiting tech to their advantage.

Now I will let you imagine what Calgary will become if oil exploitation drops (which already is happening).
