I will eventually look to distance myself from this part of the business and hire a PM.

This means your tenants' private-sector jobs will eventually end.

I plan to own 15-20 eventually and maybe more if I can find the success I'm expecting.

We are definitely dependent on that population and job growth to eventually gain some profit spread.

Probably go for a 3 bedroom with an office or dining I could convert into a 4th bedroom and shared common areas, would have covered everything with airbnb and still covered most with long term. 

They will eventually decide to move somewhere they won't be bothered.

You can convert the property to MF after acquiring it though.
