The option that we both agree would be best for us would be to use the VA loan to buy a home that has a finished basement, detached guest house, or in law suite that would include a separate entrance, a bedroom, bathroom, and kitchen etc. so that we could rent out that space and essentially have them help us pay off our mortgage and build equity.

The owners of 100+ units can sustain and adjust since they knew at purchase this was a possibility.The new entrant to the MF space (possibly from BP since, along with the gospel of Cash Flow, another often repeated never questioned manta is that SFRs are a stepping stone to multi families) who has a few 5 or 10 plexes didn't underwrite the deal thoroughly, assumed rent growth keeping pace with expenses, and equal entrance and exit cap rates will feel the most pain.

Just to be clear, deferred maintenance in larger multifamily properties would have more to do with roofs, windows, doors, (entrance ways, common areas), parking lots, garages, hvac, appliances etc... as opposed to units needing flooring and paint and new vanities in bathrooms?

Closed of existing entrance from the foyer to give the kitchen more cabinet and counter space.Replaced old cabinets with new unfinished oak cabinets and then painted them.
