It strikes me odd that your partner has a relationship with the seller and is enticing you to buy- why wouldn't the seller just sell right now if the upside is so great?

Our old residence is available for commercial lease right now (it's zoned for offices or residential, one of the things that originally drew me to it) and I've recently dropped the price to $9.20 a sq foot to entice some more interest.

Many hours were wasted on a sales pitch to entice into continued education that cost $41,297 for Diamond Enrollment, $26,297 for Platinum Enrollment, and $21,297 for Gold enrollment".The upshot is, you DON'T need to spend thousands on discovering so-called secrets of real estate success (before you even find a deal)!

Personally, citing numbers to a buyer, your current economics is not the issue.You site the Purchase Price, assume an LTV and calc the loan payment for say 20yr, 4.125%.Calc the existing GSI, expenses (with new taxes, insurance) but sans the principle and interese, and derive the NOINow you've got the data for cash/cash and cap rate.These numbers should entice the buyer to be interested BECAUSE there's a cash flow and/or cap rate.

To hold so much debt, especially when just starting out, I would say the cash flow would need to be especially enticing to be interested in the deal.

I'm finding the answer is no, unless you buy a property at foreclosure or you entice someone to sell through yellow letters and the like.
