Ask questions that is what BP is here for but ask them before you tie up someones house not after.As I said I won't accept any offer that is all cash without a POF from a local bank--actual funds not some promise from a guru who as part of his marketing provides his students with a POF's.People make mistakes when they move to a new enterprise no doubt but that doesn't excuse not preparing.

The problem really comes down to the fact that the majority of these vacation rental platforms are not designed for enterprise use (because they're marketed towards consumers), so there's multiple proprietary systems to try to map out for someone to sync them all, rather than being built to map with the GDS (global distribution system) platforms that more traditional booking engines (Expedia, Booking.com, Travelocity, etc) use.

first talk to a good real estate broker that specialize's in land in that area.. that will give you a baseline value. and remember in CA there are millions of parcels like this throughout the state legally created lots .. that are either no buildable and or not economically buildable.commercial enterprise on 3 acres is not feasible in any fashion.
