Its a bit of a misnomer and misunderstanding of DSCR that its "only" based on the income the property generates and this creates a lot of confusion. 

Eliminate debt, establish a budget, and save.

Ultimately though, it will depend on the lender and the availability of funds (assistance) available for the demographic area that you are purchasing in.Do you have a property that you are looking at?

We are in 3 markets and seeing great occupancy 

If I were a decent renter shopping in that neighborhood, I would choose that brick building over yours every time. 

Verifying last 2 years of rental history and income extremely important to find the “best of the worst”.Make sure you understand the Class of properties you are looking at and the corresponding results to expect.

When we found this deal the community had around 45 homes in it, now we are close to 60 total homes and looking to bring that number up to around 80.

Just take some time and look around.
