I don’t think the situation in Buffalo has become dire due to COVID (yet), but those tax assessments last year were murder for many owners.

Realistically, a $103 million program will only be able to help a small fraction of L.A. residents in dire economic need as the pandemic and economic crisis continues.

Our current situation may seem dire right now but it is temporary and will just be something for the history books. 

Thankfully, massive federal aid and other measures to prop-up our economy have helped stave off worse financial straits for millions of Americans already struggling to survive.

I don't think the situation is as dire as you think and if you moved the rentals into the LLC then you would still have the mortgages in your name.

With the country slowly opening up I'm thinking people's mindsets could be starting to change, especially considering the dire financial situation of so many right now.But then again, since it's basically impossible to evict tenants right now, I'm thinking that could hurt wholesaling as very few of my cash buyers ever really want to buy with a pre-existing tenant, let-alone a non-performing pre-existing tenant.Another reason I've been poking-about to figure out a way to continue wholesaling in this climate, is because a lot of the most successful people talk about thinking "bull" (market) when everyone else is thinking "bear" (market).
