I see a ton of these in the MLS that advertise "Great cash flow" or :cash cow", but when I run a really quick analysis (mortgage payment, closing costs, 30% for expenses and vacancy, and taxes) I get either no cash flow, minimal cash flow, or a loss..

my mentors called it the "farm". you dont want a HUGE farm that has corn planted in on area, then 3 acreas some beans and 3 acres away some cows... keep it in close proximity, that way if something where to happen to more than one place you arent stuck running all over town..
