The market depicts prices and margins for investors. 

One of the more infamous skits depicts a scene of a small tiny lap dog (I'm thinking that's you) barking at an elephant (that's Darren).  

Even if I lose the listing... at the end of the day I've provided an accurate depiction of what the market will bear.And yes, of course in the situation where there are no comps or the comparables are not recent enough other factors must be considered.

We get there, and it never is as depicted online.Some Realtors say to search online, and some say not to, as it is inaccurate...House hunting in Twilight Zone. 

The property is assigned a code and an adjusted value throughout it's useful life for valuation purposes, this depicts the type of property and adjusted base value per SQFT.

Each time I had a defendable position but this is a tenant friendly state so the outcome likely was not as sure as I was trying to depict. 

So it depicts an outstanding return. 

I've used City-Data forums also I use crime maps sometimes but i feel that it's not very accurate in depicting thingsIs there a aggregated site that pulls census data/ real estate sales etc and has a lot of analytics for searching markets?

All of our current LTR are self-managed, but in my pro forma I depict between 8% and 10% for PM (which I believe to be conservative in San Diego).  

@Nick Gann @Samuel Pentowski If there is one thing I've learned is that, during crises, the media/government are quick to make up phrases to describe things that aren't really there.Whether it's "weapons of mass destruction" or "flatten the curve" or "v-shaped recovery", usually, when it's all said and done, none of the seemingly expert phrases ever really depict an accurate portrayal of what's happening or will happen.
