Based on the fact that a majority of the folks who contact you (no matter what online source you use) have not read the entire post you've developed, I always thank them for answering and ask them if they meet the criteria as listed in the ad (income at least 3 times the rent, no previous history of dispossessory filings or evictions, good previous rental history (if appropriate), blah blah blah".It's typically "crickets" for most of these folks.For those who respond that yes the meet the criteria it's a personal phone call to discuss the requirements further, get an idea of the timeline for moving, allow them to ask questions and, for some, set up an appointment time where they can view the property.Many who respond initially say they want to view the property.
