@Jasmine Claye - depends on what you are doing in REI - HML are generally used for flips as they are short term and banks may not lend on a property in need of major repairs.

Almost everything out here is built on expansive clay soil, so I do wonder if the expansion/contraction of the clay (especially with the groundwater situation as it is) is more responsible for the crack than any hill slippage.
