Plus, if you do this right, your projects should make you more than 8% on your money anyway and you can churn it twice in a year if you can do two projects in a year with the same cash. 

I wanted to get an idea of where I could steer them to get the wheels churning in their heads.

In this scenario, We'd be kicking a bigger (due to each upleg having to be higher in price than current property and likely higher debt each time) can down the road, as we'd still have the ticking time bomb issue with a lease expiration and the fee churn for doing this. 

This will allow you to churn your money and build up a little more cash while also showing that you know what you are doing.

The less money you have the better it is to focus on more active churning/ velocity and higher ROI. 

The big developers who churn out project after project can build for much less rates per sq ft.
