I have done deals where a seller kicked in cash, they had some other motive, agenda, purpose, tax avoidance, charitable purpose and all were complicated transactions, can you really go there?

Aside from giving away many hundreds of hours here on BP helping others, my company Barnard Enterprises, Inc. has also donated to the Make A Wish Foundation, given used products like toilets, ovens, dishwashers, etc. to charities, and also given charitable cash donations to needing families here locally for Christmas.Pick a cliche, "Its the thought that counts" / "Its better to give than receive" / "Give and you shall receive" - I believe in all of them and I also believe that those who give seem to get back.

Also if anyone has experience building duplexes or other small multi families and renting them out I'd really like to talk to you.My long term goal is to take the early retirement my job offers (23 more years) and live off my pension/401k and let the real estate investments pay for a charitable organization I would start.If anyone has good reading suggestions, (so far I've read the rental property real Estate investing book from Bigger Pockets, and the Millionaire Real Estate Investor").

Thanks for the replies both @Joe Villeneuve and @Steve Vaughan for the last year or so I've been studying real-estate, got my MA state agent license, and was left 100k from a deceased family member. 15k passive income a month is meaningful to me because that is what I feel like I could support my parents, my family, pay for my siblings college tuition amongst then being able to use that time that most people spend working a 9-5 to pursue other hobbies as potential careers, travel, with the ability to be very charitable while not having to stressfully worry about money.

If you have a large tax bill you are trying to defer, a Charitable Remainder Trust (CRT) is also a great option.
