I think our best client in the last 4 years we probably made them $750,000.Then I get the call from the one property owner trying to nickel and dime me that we will charge $190 for his townhome and he can get someone else to do it for $125.

This is a humongous audience to tap into so you have to take advantage of it sooner rather than later to find great real estate deals and motivated sellers.Your best bet to connect with people quickly is to run Facebook ads and promoted posts.

should I sell a property to pull out $500K and invest it elsewhere?

If you kept the property, and accumulated the CF/yr, it would take you 25 years to get that same equity that's sitting, frozen in your property. Also, if you cashed out and used that same equity as a DP on different RE, at 20% DP, that equity would buy you $2M in PV, not just $700k,...and, I'd be willing to bet, you could find new RE that would have a yearly CF well over $20k/year.On top of that (remembering my initial statement above), any appreciation applied would be applied to $2M, not just $700k.

I just saw today that I might finally have a second tenant placed (Both to pay $1250) but I’d still like to fire her and hire someone with guarantees around tenant placement and that charges a lower percentage.

Truebooks CPA - Feedback
9 January 2025 | 46 replies
Instead of giving me excuses, brushing me off, ect ect, my taxes were done in 3 days.My tax liability went down by 10k with my deductions (now finally added) and my new CPA charged me $1300 for my business, personal and WALKING ME THROUGH THE WHOLE PROCESS.True Books charged me $6500 to get to this point (and wanted another $1500 for the final leg) to basically have me rack up fines, brush me off and gaslight me as if this is the norm.I'm writing this review as I wish someone had written it for me. 0/5 stars. The only thing True Books got done in a timely matter was the cashing of my checks.Sorry!

Advice On Commercial Real Estate Purchase - 1st Time Owner
19 December 2024 | 3 replies
Hey Bigger Pockets community, I'm just starting out in Step 1 (get educated) on what I want to become a successful career in real estate investment.I also currently run an e-commerce business that is currently completely online, but would benefit from having a brick & mortar storefront, and I had an idea that maybe using the investment capital I'm looking to allocate into real estate into a commercial property my business can operate out of until I decide to sell the property in or rent it out to another business.I am obviously very naive when it comes to the complexity of any good real estate deal (especially commercial VS residential), but I'm hoping to spend as much time learning from everyone here who is on their journey as well.My main concern with the idea of buying commercial to operate my business out of it that I might struggle to rent it out afterwards and that there may likely be depreciation in the commercial real estate market over the next 5 years.I understand there is a lot of nuance depending on the local market but I'm guessing commercial is even less of a "safe" bet than finding a solid residential deal to leverage in some way.
