I'm trying to help, but the CHA is not being cooperative.

How did you get painting/roof/windows/appliances/CHA, forget about the other stuff, for 18 grand?

  ;)  There are a lot of 3 carat cubic zirconias out there...lots of bling but no cha-ching.

Example the deductible on a roof, a water heater, a c/ha unit, or vacancy issues.  

Later, I put in new vinyl windows and they have c/ha. 

But if you do then you sell too quick you have recapture so thats why guys area always moving up in aircraft so they dont have to pay the tax man.. but when you start at the top of the food chain  G 550 next up is a BBJ Jet  ( 737)

Once you submit their moving papers to the Sec 8 authority (I don't know the name of any where you live, but in Chicago it's CHA, HACC, etc), their paperwork will designate how to submit, they will set up an inspection and give you a list of items to fix (typically if the unit is newer, you won't have many items to fix).

Unsure at this point if rent came in from CHA from August since I dumped my prior property manager. 

I recently inherited a section 8 tenant and attended a CHA class to learn more about what is required of me.
