Hi @Melissa Gittens We've had to do no evictions so far, we did have to repair the stair case in the basement and we are going to re-concrete the sidewalk just for liability protection.

A couple big mistakes I've worked on through out the years are that the partners contrtualy do not plan the future /exit strategy and never plan for the worse case in the contracts, they never addendum the chages over time and forget some hold harmless agreements.

You do not see this today... in any market that I am aware of .. new construction is not nearly as far over its ski tips as back then.Also there is this thought process that owning rentals insulates one from a down turn... this may be the case in already tight RE markets to some extent.. but rentals got hit very hard as well.
