Because it will, kind of hard to promote yourself as the great "Captain" as the ship under your command burns..... 

Recently, I had the opportunity to cash out a portion of my 401(k), leaving me with $20,000 burning a hole in my pocket.

Specific violations are as at 5/23/24:Violation 1: Harzardous/Insanitary PREM : Narrative/ Ordinance Description: Remove all burned an unsanitary material on the property.

Light went out, door come off a track, microwave/fridge lights burned out.

I know it's a slow burn, but if anyone has any recommendations as to who I should connect with, whether a business, or an investor in the Dade/Broward area, I am open to any and all suggestions, and I welcome collaboration. 

After researching it a little bit I can see how its not for new investors, there seems to be a few extra ways to get burned on an auction purchase.  

Don't burn them on a bad property.

I clearly know my stuff BUT that's the thing, I am way too busy DOING transactions to run around burning time doing BPO's unless they are for my clients and connected to something actionable.   

Account Closed In my experience, once you get burned a few times as a landlord, you develop your own "deal breaker" rules that you stick with as a policy. 

You are building a plan on paper and paper can burn or blow away.
