With the city contemplating expanding the ADU ability to city wide, is there any benefit to doing a rezoning now (assuming successful) before the citywide expansion takes place?

@Adam Newman yeah, not understanding your statements, "I have $50k plus about 7k in the bank" and "take out a loan and go in with 20% from the start?".

Its not tricky, it just takes discipline to save $.

My goal was to just take his month late payments and give him a non-renewal when his lease is up.

@Corey Curtin has been a stellar agent for my clients.I heard things that involve the city like zoning/permits can take a while in Birmingham compared to other AL markets so I'd be cautious of that.

Both these 2 are not easy to do, and typically take expertise, experience and or capital.  

I deal with a number of CA investors that take this same approach. 

The only high ranking properties can get guests during the off season since there are not enough guests to take the high ranking listings before your turn.
